What commercial door companies handle

  • Sectional and roll-up steel doors on warehouses, workshops, fire stations and self-storage units
  • Loading dock doors, dock seals and levelers
  • High-speed and high-cycle doors where the door opens hundreds of times a day
  • Commercial operators: jackshaft, trolley and hoist units, with photo eyes and safety edges
  • Fire-rated doors and their annual drop test
  • Preventive maintenance contracts with scheduled inspections

Why it is a different job from a residential door

Commercial doors are larger, heavier and open far more often, so springs are rated for tens of thousands of cycles, operators are built for continuous duty, and the safety equipment has to meet workplace rules. Downtime is the real cost: a bay that will not open stops deliveries. For that reason most commercial companies offer priority response for contract customers and keep common springs, rollers and operator parts on the truck.

What affects the price

Door size and type, the number of doors, whether the work is a one-off repair or a maintenance contract, and the response time you need. Ask for the hourly rate and the call-out fee, what the contract inspections include, and whether parts are stocked for your door brand.

Common questions

Some do both, but not all. Commercial operators, high-cycle springs and dock equipment need specific parts and experience, so ask whether the company works on commercial doors regularly before booking.

Manufacturers and insurers usually recommend a professional inspection every six to twelve months for doors in daily use, and more often for high-cycle doors. Fire doors require an annual drop test with a written record.

Some commercial door companies also install and repair gates, operators and access systems; others focus only on doors. Mention it in the request if you need both, so only companies that do both reply.
