When replacement makes more sense than repair

  • Several panels are dented, cracked or rusted, and matching panels are no longer made
  • The door is not insulated and the garage is attached to the house or has a room above it
  • It keeps needing repairs, or the frame and tracks are worn along with the door
  • You are renovating the facade and the door no longer fits the look
  • The door predates modern safety features such as pinch-resistant panels and tamper-resistant brackets

Material, insulation and style

Steel is the most common choice: durable, low-maintenance and available in every style, from plain raised panels to carriage-house designs. Aluminum and glass suit modern homes and let light in. Wood is the warmest-looking option and the one that needs the most upkeep. Fiberglass and composite doors imitate wood without the maintenance.

Insulation is measured in R-value: a single-layer door has none, a double-layer door adds foam, and a triple-layer door sandwiches the foam between two steel skins. If the garage shares a wall or ceiling with living space, the extra cost of an insulated door usually pays back in comfort and energy bills.

What affects the price

The size (single or double), the material and insulation level, windows and decorative hardware, and whether the installation includes a new opener, new tracks and the removal of the old door. Custom sizes and wood doors sit at the top of the range. Ask each installer for a quote that separates the door, the hardware, the labor and the haul-away, so you can compare the same things.

Common questions

Most single and double doors are installed in half a day, including removing the old door. Custom doors need two to six weeks of lead time before the installation day.

Not necessarily. If your opener is in good shape and rated for the weight of the new door, it can be reused. Installers will tell you if the new door is heavier than the opener can handle, which is common when moving from a single-layer to an insulated door.

Remodeling cost-versus-value surveys consistently rank garage door replacement among the home improvements that recover the largest share of their cost at resale, largely because of the change to curb appeal.
