What a tune-up includes

A garage door moves up and down more than a thousand times a year, and every cycle loosens something. A tune-up is a scheduled visit, usually under an hour, in which the technician goes through the whole system:

  • Lubricates springs, rollers, hinges and the opener chain or screw
  • Tightens the hardware: hinges, brackets, track bolts and the opener mount
  • Checks the balance of the door and adjusts the spring tension
  • Inspects cables, rollers and the drums for fraying and wear
  • Aligns the tracks and the safety sensors
  • Tests the auto-reverse so the door backs off when it meets an obstacle
  • Checks the weatherstripping and the bottom seal

When it is worth it

Once a year for a door that is used daily, and before winter where it gets cold, since cold metal and stiff lubricant are when springs tend to break. A tune-up is also the right call when the door has become noisy, slow or jerky but still works: those are the symptoms of worn rollers and dry hinges, not of a failure yet.

What affects the price

Tune-ups are usually a flat fee per door, so the quote is simple to compare. Where they differ is in what is included: some companies replace rollers or the bottom seal as part of the visit, others quote those separately. Ask what the fee covers, whether small parts are included, and whether they offer a yearly plan with a discount on repairs.

Common questions

Part of it. Lubricating hinges and rollers with a garage door lubricant (not a degreaser), wiping the sensor lenses and tightening visible bolts are safe. Adjusting spring tension, cables and the balance of the door are not: those need the tools and the training of a technician.

Pull the opener release cord with the door closed, then lift the door by hand to about waist height and let go. A balanced door stays in place. If it drops or rises on its own, the springs need adjusting, and the opener is working harder than it should.

Many companies guarantee the adjustments for a few months and give a discount if a repair is needed within that time. Ask before booking.
