Repair or replace?

Many opener problems are small: a worn gear, a dead remote battery, a misaligned safety sensor, a stripped trolley or a limit switch that needs adjusting. Those are repairs. When the motor or the logic board fails on an opener that is more than ten or fifteen years old, a new unit is usually the better value: parts for old models are scarce, and a modern opener is quieter, safer and can be controlled from your phone.

Signs the opener needs attention

  • The motor runs but the door does not move (often a stripped gear or a broken trolley)
  • The door reverses before closing, or the opener light blinks (usually the safety sensors)
  • The remote works only from very close, or not at all
  • The opener is much louder than it used to be
  • It stops mid-travel, or you have to press the button several times

Choosing a new opener

Chain drive openers are the least expensive and the noisiest; belt drive models cost a bit more and are much quieter, which matters if a bedroom sits above the garage. Direct drive and wall-mounted (jackshaft) openers are the quietest and free the ceiling space. Most new units include Wi-Fi control, a battery backup for power outages and a light. The installer will also check that the door is balanced before fitting the opener; an unbalanced door wears out any opener quickly.

What affects the price

For a repair, the part and the visit. For an installation, the opener model, whether the old unit needs to be removed, the height of the ceiling, and extras such as a second remote, a keypad or a battery backup. Ask whether the quote includes the opener itself or only the labor, since companies present it both ways.

Common questions

Two to three hours for a straightforward replacement, a little longer if the ceiling needs new mounting points or the wiring for the sensors has to be rerun.

Usually not: remotes are tied to the opener brand and generation. New openers come with at least one remote, and most can be paired with the buttons built into newer cars.

No, that points to the springs. A properly balanced door should stay in place when lifted halfway by hand. If it slams down or shoots up, the springs need adjusting or replacing before anything is done to the opener.
